The Villas in SC is divided into 5 clusters. These villas are of various sizes, several are bigger, some are available in 5 BR layouts while some are in 4 BR with gardens layout.

The 90 Courtyard villas come in 3- and 4-bedroom configurations and are all L shaped. These units are further divided into 5 types; Type I offers a closed courtyard and a community view, Type II features an open courtyard and community view, Type III has an opened corner and provides a view of the community plaza, Type IV faces the green spine area and featuring a closed courtyard, and the last type that is Type V which is facing the green spine and offers an open courtyard view.
In short, these different types of villas offer different levels of privacy and views.

Villas availability

Due to the Sustainable City’s location, amenities, and chic properties, there are only a few properties available for rent and sale now. The management is running with an average occupancy of 98% from 2022.

Autism Centre

Another best thing about Dubai Sustainable City is the presence of an Autism Centre, rare to find in the UAE. The management has plans to further expand the center with schools, shops, taxi stands, airport terminals, and supermarkets to prepare and provide autistic people the confidence and comfort needed to live in a regular society.

While villas are located slightly off center to the main road to create a more north/south facing, to minimize sun exposure as much as possible.

Car Parking in Dubai Sustainable City

For the Courtyard villas, there are two dedicated parking spaces. The distance of these spaces from these villas is a maximum of 7.5 meters with fully shaded walk paths. When residents are carrying things, they can use the app of DSC and request a helper to pick them up from home and drop them off at their car. This allows the community to be safe, quiet, and fume-free. On the other hand, the Garden and the Signature villas have access to private parking spaces.

Buggies and shuttles

The community also comprises buggies, shuttles, and buses that run around the community, offering easy travel to the residents within the Sustainable City.

Facilities for kids

DSC features several facilities exclusively for kids. These facilities include a kids’ play area, an indoor and outdoor swimming pool, and an exercise area. These areas have been separated to allow kids to make plenty of noise in one place and provide a quiet place for adults.

To make the neighborhood more serene, the authorities have introduced various kinds of fishes and turtle in the lakes and have planted date palms which roughly produces 50, 000 kilos of dates per year.

Bio-Dome & Bee Farm

Dubai Sustainable City comprises 11 Bio domes where 30 different kinds of herbs and fruits are grown. These domes are beneficial for educational visits and will allow people to buy freshly grown fruits within the community.

Besides that, there’s a bee farm as well in which people can invest in a hive and become the owner of its honey.

According to Sustainable City’s management, people who live in this community or want to live should do something for the city such as installing ceiling fans to reduce carbon footprints, to achieve ownership.
