Sidra in many ways is the people’s location of Dubai Hills Estate, it bridged the gap between the affordable and luxury and allowed the families on the property ladder who were looking for that family villa in a luxury location to finally make the move.
Sidra is located on the west hand-side of Dubai Hills Estate with Dubai Mall which is currently has a 90% pre-occupancy before opening its doors. It is also located next to the Central Park and a minutes drive from the world-class championship golf course. It became affordable with the construction led payment plan, and has worked all three launches it sold out every day of the launch.
Sidra offered a collection of 3, 4 and 5 bedroom villas in a total of three phases. The launch was quite formulaic as the only options you had was three different floorplans which was size based and the location within the phase you were lucky enough to get a unit. it was an easy decision to make as Dubai Hills Estate was in the process of generating serious traction as the go-to family community. The mall had just been launched and the fact the luxury villas and golf course were already well under-way investors and end-users alike started to pay serious attention.
This was three years ago from now as I write this and I have been lucky enough to enter the villas that we sold during that period and have since helped families move in and also rent them out where applicable. The villas do remind me of previous communities like the Lakes and inside and outside they have exceeded all my expectation. The only reservation I had during the launch and still harbour now is that I wish there were some slight design varieties. I hope as the community develops owners and tenants make subtle changes to the exteriors as it without individual touches, although stunning, they do look samey.
At the forefront of the Sidra project was families, fitness and the ultimate lifestyle. It positioned itself as industry-leading in all of these three facets and I do think as the community matures you are going to see a lot of people wanting to move to the location and as such drive the prices and rentals up in value.
Without wishing to blow our own trumpet, as a company, we have sold over 100 million AED in this community and our platinum Alliance Partnership with Emaar means if any units become available from cancellation or upgrades we will allow our investors first refusal on the villas.
