Buy Plots in Dubai

Buying a plot in Dubai allows buyers to construct a home in their way. In Dubai, there are several communities where ex-pats can invest in lands and plots, however, there are some communities as well in which only UAE nationals can own a plot. The communities where anyone can invest include Dubai Hills Estate, Nad Al Sheba, Al Furjan, Jumeirah, Jebel Ali, and Mohammad Bin Rashid City, just to name a few.

Legal steps to buying a plot in Dubai

Legal steps to buying a plot in DubaiFor first-timers, it can be quite daunting to buy plots in Dubai. In all parts of the world, there are some legal aspects linked to purchasing or renting a property that you need to be aware of when investing in its real estate. The same applies in Dubai. Let’s examine the legal steps that must be followed when investing in a plot for sale in Dubai.

  1. Making a contract between the purchaser and the seller

Making a contract between the purchaser and the sellerOnce you’ve found the right property on Aeon & Trisl’s website, the next step will be negotiation and outlining the terms of sale with the seller. Negotiation is perhaps the main step to getting the right piece of land at the right price. When agreeing to the terms of sale, make sure there are no uncertainties between you and the seller over the selling price, mode of payment, or any other important factors.

For this step, it’s better to hire a real estate agent as they are well aware of the market prices and know all the ins and outs of the real estate rules.

  1. The signing of the Memorandum of Understanding (MOU)

The second legal step for buying a plot in Dubai is the signing of the MOU. It is one of the RERA real estate forms in Dubai and is usually get ready for you by your broker. Once it’s ready, both the seller and the buyer will have to sign it in the presence of a witness at the Registration Trustee Office.

  1. Application and payment for NOC (No objection certificate)

To apply and pay for NOC, a meeting is held at the developer’s office between the buyer, seller, real estate broker, and the developer of the plot. The developer issues the NOC only if there are no outstanding service charges on the property.

  1. Transferring of plot ownership at the Dubai Land Department Office

After the NOC is obtained, the last legal step will be the transfer of ownership between the seller and the buyer at the DLD office. For the successful transfer of ownership, one must have the following documents:

  • Original identification documents such as Emirates ID, visa, and passport.
  • Signed MOU.
  • Original NOC issued by the developer.
  • A manager’s cheque for the plot price is payable to the seller.

After this, a new title deed will be issued in your name, and you will officially own a plot in Dubai.
